Building Facade Cleaning

A building’s facade is one of the first things people see — and on commercial properties, the exterior condition directly shapes how the business is perceived.

Facade surfaces accumulate pollution film, biological growth, rust staining, water marks, and general grime over time. The problem compounds at height, where soiling builds up on ledges, sills, and cladding without the natural wash-down effect at ground level.

The right approach depends on the surface and soiling. Some facades suit hot water pressure washing; others — particularly painted render or delicate cladding — require soft wash techniques. Getting this wrong causes damage that costs more to fix than the clean itself.

How We Clean Building Facades

Our surface restoration vehicles arrive fully equipped — hot and cold water pressure systems, soft wash capability, specialist cleaning formulations, and wastewater recovery equipment. For elevated work, we arrange the necessary access equipment, council permits, and traffic management where required.

Surface and soiling assessment
Before work begins, our technician assesses the facade materials, the types of staining and soiling present, and the access requirements. The cleaning method — pressure wash, cleaning solution treatment, or soft wash — is matched to the surface and the condition.

Chemical pre-treatment where required
For embedded soiling, biological growth, rust staining, or pollution film, a specialist cleaning solution is applied and allowed to dwell before washing. This breaks down the stain or growth at the source rather than relying on pressure alone.

Hot water pressure washing or soft washing
Hot water pressure washing is used where surfaces and soiling suit it — effective on concrete, masonry, render, Colorbond, aluminium, and similar materials. Soft washing is used on painted surfaces, delicate cladding, or elevated areas where mobilising pressure equipment is impractical. Pressure and technique are controlled to protect coatings and surface finishes throughout.

Elevated access and compliance
For multi-storey work, we arrange and manage scaffolding, elevated work platforms, or EWP-mounted equipment as required. All operators are licensed for elevated work platform operation. Council permits, footpath closures, and traffic management are coordinated where necessary.

What We Can Clean

Facade materials we work on:

  • Concrete tilt slab and precast panels
  • Brick and masonry
  • Concrete and acrylic render
  • Painted surfaces
  • Colorbond and Zincalume cladding
  • Aluminium panels and composite cladding
  • Sandstone and bluestone
  • Granite and other stone
  • Stainless steel and galvanised steel
  • Signage and canopy structures
  • Canvas shade sails
  • Perspex and polycarbonate panels

Soiling and staining we remove:

  • Pollution film and general grime
  • Mould, algae, and biological growth
  • Rust and mineral staining
  • Water marks and efflorescence
  • Chewing gum and food residue
  • Cobwebs and dust build-up
  • Graffiti

Residential, Commercial, and Retail

Commercial buildings and retail centres accumulate soiling faster due to higher foot traffic, vehicle exhaust, food and beverage activity, and general urban grime. For property managers responsible for multiple assets, scheduled facade cleaning as part of a maintenance agreement keeps properties consistently well-presented and avoids the more costly remediation work that comes from extended neglect.

Institutional buildings — schools, hospitals, government facilities — benefit from regular facade cleaning for both presentation and occupant health reasons, particularly where mould and biological growth are present.

Residential buildings including multi-storey apartments and townhouse complexes are also serviced — body corporate managers and building managers can arrange cleaning across the full exterior.

What to Expect on Every Job

  • On-site assessment before work begins — surface types, soiling, and access requirements identified
  • Cleaning method matched to surface and condition — pressure wash, cleaning solution treatment, or soft wash
  • Elevated access equipment arranged and managed where required, with all operators licensed
  • Council permits and traffic management coordinated where needed
  • Waste water is captured as required — no runoff into stormwater drains
  • Risk report provided before work begins
  • $20 million public liability insurance on every job
  • ISO-audited operations — Quality (ISO 9001), OH&S (ISO 45001), Environmental (ISO 14001)

Protect the Facade After Cleaning

Once a facade is restored, protective coatings and sealers can significantly extend the time before the next clean is required.

Stain proofing and anti-graffiti coatings are available for a range of facade materials — reducing penetration of pollution, biological growth, and staining, and making future maintenance cleaning faster and more cost-effective.
