Maintenance Agreements
The most cost-effective way to manage graffiti and hard surface cleaning across your property is to stop treating it as a series of one-off problems — and start managing it as an ongoing program.
A maintenance agreement with The Graffiti Eaters and The Stain Eaters takes the risk, the admin, and the unpredictability out of property maintenance. One fixed monthly fee. One call when something needs attention. One provider managing everything — wherever your properties are.

How a Maintenance Agreement Works
A maintenance agreement is a structured, fixed-cost arrangement tailored to your property and your needs. Here’s how we set one up:
Step 1 — Site assessment
We meet with you at your property or properties to assess the extent of graffiti and hard surface cleaning requirements, identify high-risk areas, and agree on exactly which surfaces and services are to be included in the program.
Step 2 — Risk assessment and fixed monthly fee
Based on our assessment, we calculate the risk and quote a fixed monthly fee to cover the agreed scope — including scheduled inspections, reactive callouts for graffiti incidents, and any scheduled hard surface cleaning included in the program.
Step 3 — Program runs
Monthly inspections occur on an agreed date. Between scheduled visits, any graffiti incidents or urgent cleaning requirements are handled with a single phone call — no quoting, no delays, no chasing.
Step 4 — Annual review
At the end of each 12-month period, we reassess the risk and agree on a new monthly fee for the following year. In most cases, our rapid response program reduces the frequency of graffiti incidents over time — which means your investment decreases as the program matures.
What’s Included
Maintenance agreements are tailored to each client — but commonly include a combination of the following:
Graffiti removal:
- Scheduled monthly inspections and removal
- Reactive callouts for incidents between inspections
- Bill poster and adhesive removal
- Anti-graffiti coating application and maintenance
Hard surface cleaning:
- Scheduled car park and driveway pressure washing
- Building facade cleaning
- Footpath and paving cleaning
- Oil and fuel stain removal
- Tyre mark removal
- Mould and algae treatment
- Chewing gum removal
- Line marking removal and repainting
- Pavement sealing and resurfacing
The program is built around your specific property and requirements — not a generic package.

Why a Maintenance Agreement Makes Sense
Predictable, controllable costs
A fixed monthly fee means you know exactly what your graffiti and cleaning budget is 12 months in advance. No surprise invoices, no budget overruns.
Priority response
Maintenance agreement clients receive priority response when graffiti incidents occur — rapid removal is the most effective deterrent against repeat vandalism.
Reduced incidence over time
Graffiti removed within 48 hours significantly reduces repeat attacks. Our rapid response program actively reduces incident frequency over time — meaning your costs decrease as the program matures.
Elimination of admin burden
No quoting for individual jobs. No chasing contractors. One call, one provider, one invoice per month.
Full compliance on every job
Every job is covered by our standard compliance framework — risk report, ISO-audited operations, $20 million public liability insurance, and wastewater capture.
Online job management portal
A complete record of every job across your properties — photographs, coating details, paint colours and tint codes. Available any time, retained for five years.
Who Maintenance Agreements Are Suited To
Maintenance agreements are most cost-effective for clients who manage properties that are targeted at least once a month, or who require regular scheduled hard surface cleaning. They are particularly well suited to:
- Commercial property managers and asset managers
- Retail property owners and shopping centre managers
- Local councils and government agencies
- Body corporate managers
- Transport operators and fleet managers
- School and university facility managers
- Body corporate and strata managers

The Numbers Make Sense
For any property targeted monthly, the fixed cost of a maintenance agreement is almost always lower than the cumulative cost of individual callouts — particularly when you factor in the reduction in incident frequency that comes with a rapid response program. And that’s before accounting for the time saved on administration and contractor management.
Ask us to run the numbers for your property — we’ll show you how the program stacks up against your current approach.
